Keauhou Place: Before it’s too late

Keauhou Place is certainly one of the standout properties coming up in Kakaako. Built adjacent to Honolulu’s proposed rail line, Keauhou Place offers both amazing location and accessibility along with great prices. If you’re new to the Kakaako neighborhood and want to know what all the fuss is about, you’re not alone! Buyers from near and far are purchasing in the growing neighborhood because of the promising future it beholds. In fact, leading real estate search website Trulia recently named Kakaako one of the best neighborhoods in America. Thousands are flocking to the urban oasis for its burgeoning restaurant scene, lively nightlife, shops, playgrounds, and more. Plus, its walkability is bar none in urban Honolulu.

Who? What? Where?

Keauhou Place is located on the westside of Kakaako right next close to downtown, restaurant row, and Kamehameha Schools’ commercial development, Salt.  Keauhou Place is a joint venture development between Stanford Carr and landowner Kamehameha Schools.

The mixed-use residential commercial project will include 388 condos in its 43-story tower and 35 townhouse units. The main tower will include 133 one-bedroom, 215 two-bedroom and 40 three-bedroom units. The mid-rise townhomes will be comprised of 20 two-bedroom and 15 three-bedroom units along South and Pohukaina Streets. A total of 85 units are set aside for reserve housing, which are currently sold out.

With The Collection completely sold out, except for a handful of townhouses still available, and Ae’o being the only other property with units priced below $1 million, prospective buyers and investors are looking toward Keauhou Place.



There are still nearly 30 units available:

1 bedroom’s from $692,900 ranging from 709 sq.ft. to 711 sq.ft. (3 units left)

2 bedroom’s from $871,900 ranging from 909 sq.ft to 1,075 sq.ft (11 units left)

3 bedroom’s from $921,000 ranging from 1,258 sq.ft to 1,397 sq.ft (10 units left)

3 bedroom townhomes from $1,045,000 from 1,629 sq.ft. (4 units left)

Keauhou Place is located in the heart of Kakaako and will offer a contemporary urban living experience. Think spacious floor plans, top-of-the-line energy efficient appliances, beautiful finishes and ocean and mountain views. These units are ideal for young professionals, families, and anyone looking to live or invest in Kakaako at an affordable price point.

How It Compares

The Symphony Honolulu recently finished construction with buyers moving in just a couple of months ago. We’ve seen a bunch of units hit the market in the past few weeks as investors look to make a quick return on their investment. A one-bedroom recently came on the market there: 672 sq.ft. of living on the 39th floor, facing mauka (mountains), purchased originally from the developer in late 2013/early 2014 (when pre-sales were launched) for $574,000. This unit was listed at $699,000 and went into escrow in TWO DAYS, leading me to believe they got their asking price or more. This shows there is still a lot of value in the Keauhou Place one-bedroom pricing, especially when you consider the building won’t be completed for another year and a half, which is a year and a half of time to build equity.

Ae’o at 1001 Queen Street

Sales at Ae’o are moving along swiftly with the new residential tower nearing the 60% sold mark.  Ae’o will be the heart of Ward Village with a flagship Whole Foods Market going in on the ground floor. Howard Hughes’ newest residential tower represents affordability, relative to the Texas based developer’s previous three luxury towers.  Ae’o features Studio-, one-, two-, and three-bedroom units, with something for every buyer out there.

More then just great location, sitting just behind the Ward Entertainment Center, Ae’o offers some of the lowest maintenance fees in Ward Village. At roughly 70 cents per square foot, Ae’o will help keep money in the pockets of it’s buyers and investors alike. Pacifica Honolulu: Video Tour

Pacifica Honolulu has got to be one of my favorites of the existing Kakaako projects. Built in 2009, Pacifica is six years young, and is known for the amazing sushi restaurant Doraku located on the bottom floor. A great offering of amenities is also why buyers fall in love with Pacifica featuring two movie theaters, a pool, jacuzzi, private saunas for men and women, a great exercise room, and some of the best bbq/entertainment areas in all of Kakaako. But what I feel really separates Pacifica from the rest is that the amenity deck is meticulously landscaped, covered with an array of green foliage, making it seem like you’re in someones backyard rather than steps away from Kapiolani boulevard. For me the amenity deck provides a momentary escape from the hustle and bustle of urban living.

Pacifica offers 1-, 2-, and 3-bedroom units with many different floor plans to choose from. Ocean views are on offer from the makai side of the building, but I personally prefer the mountain or mauka side of the building. It’s much cooler in the afternoons and the city/mountain views are much more interesting to me. You’ll also save on your electricity bill because the afternoon sun can warm your unit a few degrees in the afternoons.

Pacifica Honolulu Pool

Chef Chai’s is another great restaurant located on the bottom floor of the building along with a great coffee/juice bar that I personally frequent, Bluetree. Pacifica offers close proximity to Ala Moana Center, a short walk to Ala Moana Beach Park, and quick access to Kakaako’s future Whole Foods Market

Anaha Model Unit: Video Tour

Anaha, Howard Hughes’ second tower in it’s phase one of development, has recently broken ground on construction in Ward Village of Kakaako. The 283 unit tower featuring studio, one-, two-, and three-bedroom units along with 73 townhomes, will strive to meet LEED certification standards. Using high-efficiency air conditioning, hot water systems, and LED lighting will help Howard Hughes achieve this goal. Another great feature of Anaha is it’s close proximity to Kakaako’s flagship Whole Foods Market, located directly across the street on ground level. Ahaha is also located across the street from Ward Theaters which is a gathering place for locals, the complex also features some great restaurants and shops.

17_19-05-2014_8225Anaha will feature 9 foot ceilings in all of it’s residences, with 10 foot ceilings in the penthouse units. Miele kitchen appliances come standard, along with polished quartz composite counters, and spacious master bedrooms with free standing bathtubs. Anaha is a truly amazing project and although most of the building is sold out, units are still available. (The project is roughly 80% sold out) Two-bedroom high-floor units are on the market for roughly $2,000,000.  The Gateway is another project located a few hundred yards down the road, designed by star-architect Richard Meier. The project is ultra modern and features unobstructed views of the pacific ocean. Inside look: Video tour of Ward Village

Over the past couple of years I’ve been covering the Kakaako real estate scene. I’ve covered all the latest residential towers past, present, and future including some of the up and coming restaurants in the area. Writing about Kakaako is easy for me because I am very passionate about the neighborhood and all the potential it holds. I work closely with the great people at Howard Hughes as they are one of Kakaako’s largest landowners and are responsible for many residential towers coming up in Kakaako’s near future. Below is a video that Howard Hughes produced to help introduce people to their vision for the neighborhood.  If you were a bit confused about the difference between Ward Village and Kakaako, this video does an amazing job of clearing the air.
