Ke Kilohana at Ward Village
Ke Kilohana is a new mixed-use residential/commercial project coming up in Ward Village . The project located at the corner of Ward avenue and Halekauwila street will consist of 375 reserve housing units and 49 market units for a total of 424 units offered. Ke Kilohana will take care of a handful of the reserve housing units required for Howard Hughes’ Ward Village masterplan. The condo tower will reach 400 feet for a total of 44 stories, 37 of which will be for residences and 7 stories of parking. Based on the current building design there will be an estimated 141 one-, 193 two-, and 90 three- or more- bedroom units.
Reserve housing requirements are enforced by the HCDA or the Hawaii Community Development Authority a government agency that oversees development in Hawaii. Guidelines require developers to allocate 20% of the total units the building to reserve housing, units can be built on-site or off-site. In the case for Ke Kilohana, the high number of reserve housing units in the building will be from other projects that are being built and that are planned for the neighborhood by Howard Hughes.
To qualify for a reserve housing unit you must meet certain qualifications including: Does not have a majority interest in a principal residence, your income must be less than 140% of the area median which comes out to roughly $85,000 for a single person household, you must be a U.S. citizen, and shall be the owner and occupant of the reserve unit. Ward Village and the neighborhood
Ward Village is a 60 acre master-planned community being developed in Kakaako, the heart of Honolulu. Located between world famous Waikiki and downtown Honolulu, it is an ideal place to grow Oahu’s urban core. Within Ward Village you will find restaurants, movie theaters, restaurants, boutiques, bars, and anything else one could possibly ask for and all of it within walking distance to your new home. Great walkability is the what the developer is trying achieve within the community and I ‘m excited to see what the future holds for the neighborhood.
Amenities and more
Although there isn’t a whole lot of information regarding the amenities that Ke Kilohana will offer, there are a few things we do know. On the eighth floor of the building there will be a roughly 35,000 sqft recreation deck, which could include a pool, fitness room, and recreation areas. There will be bike racks on property as well.
On the ground floor there will be roughly 25,000 sqft of commercial space with Long’s Drugs already signing on as a tenant. Located across the street from the future Kakaako rail station, Ala Moana will be a less than 3 minute ride down the road with downtown being less than 5 minutes in the opposite direction.
After the initial launch of sales, the project sold out in about four days. With roughly 900 buyers entering the lottery, more than 500 went on the waiting list. With this project and many like it, luck was a huge factor. Being prepared with all the proper documentation and getting pre-approved early also helps in the process.
