As 2020 slowly comes to an end Howard Hughes announces future projects that likely won't start until 2021. The Park on Ward is Howard Hughes' eighth condo tower project in Ward Villagewhich will be located in the "second row" adjacent to Victoria Ward Park. The future site of the project is currently a large marketplace called Ohana Hale Marketplace where you can find locally made food and goods, it was previously home to The Sports Authority. The project site also includes the two-story mini shopping complex at the corner of Auahi st. and Ward Ave. currently home to Starbucks, Jamba, and Wahoo Tacos.
The Park at Ward will include market rate residential units, ground floor commercial, an extension of Victoria Ward Park, and extension of Halekauwila street which will eventually connect Kamakee st to Ward Ave. So far this is what we know about the mix of units per the article recently published in PBN.
Total Number of Units: 660
Howard Hughes' sixth condo tower, Koula, located adjacent to The Park on Ward (on the opposite side of Victoria Ward Park) is roughly 85% sold with construction to be completed in 2022. Based on my experience with selling in various condos in Ward Village, The Park will be a very similar product to that of Koula. They both share a similar location (located in the second row) both offering views of Victoria Ward Park and of Kewalo Harbor. The Park on Ward will have slightly more units than Koula, 660 vs 570. You can expect unit sizes to be relatively similar and pricing to be on par as well.
