'A'ali'i is a moderate-luxury condo located at 987 Queen Street in masterplanned community Ward Village. This building features 751 studio, one-, two-bedroom units. 'A'ali'i is made up of "micro units" which are smaller in size compared to other condo projects in the neighborhood. What this project offers to make up where you'll find a oversized resort-like pool, BBQ cabanas, kid's play area, and party rooms. Take the elevator up 42 floors and you'll find a second recreation deck with a full sized gym, yoga room, more party rooms and rooftop deck.

Ae'o is another moderate luxury condo located at 1001 Queen Street in Ward Village. This building offers 466 studio, one-, two-, and three-bedroom units. Ae'o is a popular condo in Honolulu because it's located directly above the largest Whole Foods Market in the state. This offers a level of convenience that no other condo projects in Honolulu can match. Of course, many other projects in Ward Village have quick walkable access to Whole Foods but there's just something about not having to leave the building for the bare essentials that make it particularly enticing.
Ko'ula is a luxury condo located at 1000 Au'ahi Street in Ward Village that was completed in the fall of 2022. This building offers 570 studio, one-, two-, and three-bedroom units that are styled in and out with beautiful wood cabinets with miele appliances. Koula is located on the 2nd row with many residents having expansive, Diamond Head, Ocean, Kewalo Harbor or Victoria Ward Park views. This a really stunning project with some of the best amenities in all of Kakaako.
Park Lane Ala Moana
Park Lane Ala Moana is an ultra-luxary condo located at 1388 Ala Moana Boulevard in downtown Honolulu. This building offers 219 one-, two-, three, and four-bedroom units. Park Lane units are much larger than most other luxury condos in Kakaako making them highly desirable for those looking for more space. You can find 3,000+ sqft units here which is very rare in a new building.

A typical condo project will take roughly 2.5 years to be built and projects won't start construction until they've hit 70% sold in the building. If a developer has a good track record of success this number may be lower.

Kalae is an upcoming ultra-luxury condo located at 1240 Ala Moana Boulevard in Ward Villag. This building will feature 330 one-, two- and three-bedroom units. It was approved in August of 2022 and is expected to be completed by 2025. If you're looking for beautiful unobstructed ocean and Diamond Head views, Kalae is one of your only options.

The Park on Ke'eaumoku

The Park on Ke'eaumoku is an upcoming moderate luxury/affordable mixed condo located at 825 Kea'eaumoku Street in Midtown Ala Moana. This building will offer 826 market studio, one-, two-, and three-bedroom units, with 146 affordable units. It is expected to be completed by early 2025. This project is a great entry level building that has a great location in the heart of Honolulu.
The Park Ward Village
Status: Construction Underway
Estimated Completion: Late 2025
The Park Ward Village is an upcoming luxury condo located at 333 Ward Avenue in Ward Village, a neighborhood of luxary condos. This building will offer 545 studio, one-, two-, and three-bedroom units. As of May 12, 2022, the project was over 86% pre-sold, and although construction has not begun yet, it is expected to be completed within the next few years.
All three of these projects are located within the "Our Kakaako" neighborhood of Kakaako which is just west of Ward Village
Alia is an upcoming luxury condo project coming up just west of Ward Village in Kaka'ako. This building will offer 477 total units, with 437 units at market price and 40 reserved housing units. Construction is estimated to begin in 2023 and be completed by 2026, sales began at the end of 2022. The developer for this project is The Kobyashi Group who is one of the oldest developers in Honolulu. They have a long list of successful residential projects including Park Lane Ala Moana, One Ala Moana, Hokua and others.
Kahuina is an upcoming condo project located in Kaka'ako. This building will consist of 859 residential units across two towers. Lamaku will be the name of the 43-story tower which will have 120 workforce housing units and 329 market units for sale, while Mamalu will be the name of the other tower which will stand 32-stories tall and feature 125 affordable units for rent and 273 workforce units for sale. The construction for this condo is estimated to begin in 2023 and be completed by 2026, with sales beginning before the end of 2022. 60% of the units in this project will fall under the affordable criteria, both rental and for sale units will be offered.
Kaliu is an upcoming condo located in Kaka'ako. This building will offer 330 market-priced units. It is yet to be announced when construction will begin or be completed. The developer for this project is ProsPac Holdings which is the same developer that recently completed Azure Ala Moana.
Developed by The Kobayashi Group, the same developer as Alia, Kuilei Place is a project located away from the Ala Moana/Kakaako area in a neighborhood called Moiliili. This will be the first new project in this neighborhood for what will be decades by the time it's been completed. The project will be 60% affordable units with 40% market units available.
The Launiu was just recently announced by Howard Hughes at the beginning of 2023. This project will be Howard Hughes' 11th residential condo tower in it's master-planned community of Ward Village. Standing at 400 feet tall, this project will feature 486 residential units with studio, 1-, 2-, and 3-bedroom units available. This project will sit at the gateway to Ward Village at the corner of Ala Moana blvd. and Ward Ave. The Launiu is located on the first-row and will feature beautiful ocean, harbor and Diamond Head views (from select floor plans).
Future Projects Worth Mentioning
Mahana Ward Village
Mahana Ward Village represents the 12th tower in Howard Hughes' masterplan community Ward Village. Located in the 3rd row adjacent to Aalii and Kakaako's future rail station, this 34-story tower will feature 340 total residences. Living in the 3rd row, you still get great ocean views, especially with the building's placement directly at the north end of Victoria Ward Park. Ocean-facing units will see straight through the park between Koula and The Park Ward Village and through over the ocean side of Victoria Ward Park between Victoria Place and Kalae.
Block D & E
